Oppose Rezoning of 3330 Jim Moore Rd. Dacula 30019

Comments

#5

This proposed rezoning is not appropriate and should be denied because: (1) it falls within the jurisdiction of the newly-established City of Mulberry, and should be deferred until such time that it can be decided by the new zoning authority; (2) there has been too much recent construction on Jim Moore Rd., with this being the fourth high-density housing development within an approximately 1 mile stretch of road (with two said developments having yet to be completed); and (3) the proposed rezoning fails to maintain uniformity with the surrounding area, including by seeking classification as R-75, whereas all other nearby properties are no small than R-100.

I am directly impacted by the increase in traffic on an already congested road that is hilly, windy and mailboxes get knocked down frequently. Adding more homes adds to the risk of accidents, noise, and need of expanding the road to allow turning lanes for the congestion.
Please keep our neighborhood safe.

We need green space! Stop the huge developments!

Colleen Ulrich (Dacula, 2024-06-22)

Will cause MORE traffic problems

Fred Perry (Dacula, 2024-06-22)

Enough is enough! Quit cramming more population in this area. The roads can't handle it as it is now and if they're widened any further this area will crumble under excessive urban sprawl. If more housing units are needed then re-re-develop the already deserted & abandoned properties within the county. For this very reason of pushback is why the city of Mulberry has been approved by the voters. Doesn't that say something? Acknowledge it!

No more building!! We are being hindered by traffic and the destruction of trees.

Wendy Snarski (Mulberry, 2024-06-22)

Traffic is already a problem in this area

I live in Mulberry Lane way. This neighborhood will be built directly behind my house. The builder said there would be no buffer between their yard and mine. We need at least a 10 foot buffer to preserve trees and our privacy. Also, Jim Moore already has THREE new neighborhoods built in the last 2 years. The traffic is getting ridiculous and we cannot sustain another 140+ drivers on this road.

I travel that way to work at the Publix in the Mulberry Village shopping center. It’s already a headache as it is and I don’t need anything else to add to it.

No more development in this area!! We are too congested as it is. Traffic is already bad; we don’t need it to get worse.

Adding 142 high density homes to an already crowded Jim Moore Rd will add at minimum 184 more cars onto an already busy curvy road, along with adding car exhaust and lowering our air quality. From what I understand a traffic study was done but not an environmental one. Our Little Mulberry park backs directly up to this proposed development and one should have been done before this land is torn up. Also, the traffic study does not include traffic from the multi family homes proposed north Golds Gym on Auburn and Jim Moore toward the new traffic circle and the next development current under construction, will only ad additional cars to the other side of the traffic circle. Can you please imagine what the traffic circle will be like with all the additional cars? It will be like your heart needing a triple bypass. This acreage should be committed to Little Mulberry Park. That is what would benefit the community, not more cars, pollution, wild life disruption and more demand for infrastructure to deal with an over developed roadway. This Toll Bros development was deliberately rushed through knowing Mulberry City was already on the ballet, and the resubmission was personally delivered to the Planning Board on May 21 as can be seen on the date of the resubmitted application and the Commission received stamp date also May 21. It is time our planning commission showed some real compassion and understanding that not all development is good for a community and I ask you please not approve this new burden upon our community and neighbors.
Kind regards, Virginia Sanford

Jim Moore Road is already an overburdened two-lane winding road. Adding this project to the already approved projects is irresponsible.

I'm signing because I will be impacted by the cutting down of the trees that form a the current barrier between our houses and the property. The increased number of cars between this development and the other 3 that are being developed alone Jim Moore Rd that will cause a decrease in air quality (more air pollution with the reduction of trees to clean it up), the impact on the current wildlife in that area. Maybe the county should consider buying it to preserve the space as green space since it backs up to Mulberry park...have another entrance to the park from this side of it.

Stephen Sanford (Dacula, 2024-06-27)

I oppose this addition!

The area doesn’t have the infrastructure to accommodate another 132 unit mixed use development. We just split a school district because of over crowding, these kind of developments are leading to the same problem all over again.

Jim Moore road and Hamilton Mill Pkwy cannot handle the current traffic. New construction is already underway which is going to aggravate the traffic further. This needs to stop.

We have lived on Jim Moore Road for 19 years. Ours was the first house built on the newer section of Jim Moore Rd. It was peaceful then. Not anymore. With the addition of two new neighborhoods, as well as upcoming townhomes, then this proposed development, all of that has changed. Traffic is horrendous! Even though we had speed bumps installed, people have not slowed down. In fact, our mailbox has been destroyed 5 times by drunk or reckless drivers…to the tune of $450 for each replacement. My husband and our two dogs barely missed being hit by a drunk driver in our front yard. He flew around the curve and went airborne. His car landed in the yard three houses up from us. It was terrifying! Plus, animals are being displaced due to the loss of green spaces. It’s so sad to watch. We are ADAMANTLY OPPOSED to this new development! The very idea of it makes us want to move SOON!

I am signing because this Hamilton Mill pkwy/Jim Moore Rd/Auburn Hwy 324 are already congested. I’m concerned this will cause heavy traffic and congestion.

We are fed up with the traffic and all the construction that's gone up along Jim Moore Road! It's simply TOO MUCH! We have a new neighborhood that's been constructed on Jim Moore Road heading toward Hog Mountain. Then, you go the other direction toward Gold's Gym and CVS and there's the Homestead development, as well as townhomes that are in the process of being constructed. It's RIDICULOUS! When we moved to Jim Moore Road 19 years ago, it was so peaceful...not anymore! In fact, our mailbox has been destroyed by reckless drivers 5 times to the tune of $450 for replacement...each time! On one occasion , my dogs and I were out in our front yard. I speeding car came flying around the curve narrowly missing up. The car went airborne and landed in our neighbor's yard three houses up the street...it was a drunk driver. We could have easily been killed. We are adamantly opposed to this new construction!!!

The area is over populated enough and the traffic is so congested that we are looking to relocate at this time.

I feel city and county leaders are allowing far too much growth in our area. Traffic will be a nightmare a crime will rise tremendously.

Jim Moore cannot handle the current traffic and that’s not even counting the new subdivisions not full yet that just got jammed in. Pickens landing just added, Homestead Hog Mountain, and the new build in progress next to Golds. Where will the traffic go? How will schools make room for all the children? The traffic circle and light already back up down Hamilton Mill Parkway and there is no alternative route for making a left turn onto Auburn rd. The only alternative is to go down the parkway, get through the cluster of an 8 lane 4 way stop sign, take Hog Mountain church then try to brave your way across 4 lanes of speeding traffic on Auburn Rd? It’s a fatality in the making. Actually didn’t a young lady die there last week? There has been no regard for resident safety and traffic. There is no infrastructure to accommodate the current traffic and you need to stop blindly allowing overbuilding. His is an emergency vehicle going to get to an emergency when the traffic circle gets backed up ? The traffic circle and light are so close together, clearly no planning was done for that. Rezoning moratorium that Mulberry voted for needs to be in effect. THIS IS WHY Mulberry had to happen.

Too much for our infrastructure and over loading our school.

Desperately need infrastructure improvements before building more subdivisions to increase your property tax revenue. Two lane roads too congested as is. Cannot get out of neighborhood safely during rush hour currently.

I don’t like adding more apartments and condos to our area. Traffic and infrastructure is already stressed. We don’t need anymore.

My wife and just moved to the Hamilton Mill area to escape this exact kind of reckless development in Brookhaven. We want to raise our family in a calm, suburban environment away from all the noise and deviant behavior that communities such as what’s proposed will bring to our community.

Shawna Petersen (Dacula, 2024-07-02)
