The Gwinnett County Planning Commission is holding the second round of hearings on September 5th, 2023, 7:00 pm at Gwinnett Justice and Administrative Center, 75 Langely Drive, Lawrenceville, 30046
It is important that we let the Gwinnett County Planning Commission know that area residents are in opposition to this proposed rezoning. The applicant is seeking to rezone the parcel, currently zoned O-I to C-1.
For reference: The Office and Institutional (“O-I”) district is established to allow office uses as well as a limited number of other uses that are compatible with an office environment, and to serve as a transition district between residential areas and more intensive commercial areas.
And C-1 district is designed to provide for a wide range. of retail, office, amusement, and service uses, and light industrial processes involving high performance standards. Permitted uses include: Barbershops, Beauty Salons, Drugstores, Grocery stores, Laundromats, Variety Stores. And Conditional uses include: Service stations, Liquor stores, and Restaurants.
The applicant says this rezoning would accommodate the changing needs of the community and surrounding area. It would provide opportunities for local businesses to thrive and serve the community’s needs. And would include diverse small-scale retail, personal services and other commercial activities compatible with rte surround residential area.
